How Do I Know If I Need a Roof Restoration?
The issues that would benefit from a roof restoration may or may not be obvious to you. Roofing restorations are definitely necessary if there is a part of a roof that is leaking, or damaged badly in a storm. However, this type of clear problem isn’t always present.
This is why roof restorations might also be necessary as a preventive measure. Before the next huge storm arrives, you can take steps to make sure that it doesn’t wreak havoc on your roof. Depending on the type of roof that you have, there will be various considerations for how to accomplish this. What Are the Benefits of a Roof Restoration?
Regardless of the specifics, a roof restoration accomplishes several main objectives.
For starters, it makes your roof more secure against water damage. This can mean fixing a roof leak that might be allowing water to seep into your home. However, it can also treat the roofing materials in order to protect them against the corrosive effects of moisture absorption, so you prevent roof leaks in the future.

One of the major benefits of a tile roof over a metal roof is how long it will last. The price you pay for this, however, is maintenance. The maintenance can be anything from fixing a broken tile to a full roof restoration. Over time the original coating of the tiles will break down. The roof will lose its colour. The pointing and bedding will start to deteriorate.
The purpose of a roof restoration is to repair and recoat your roof, bringing it back to its former glory. Listed below are the steps we take to restore a tiled roof.
Our 10 step roof restoration process
1 Install safety rails where required
At precise roof restoration we follow all of the OH&S guidelines to ensure work is carried out safely on your roof. This includes installing safety rails to highset houses and using safety harnesses where required.
2 Divert water from water tanks
When the roof is pressure cleaned discoloured water, algae, and sediment will be removed from the tiles. We prevent this water from entering your water tank by blocking off or diverting it.
3 Clean out gutters
We remove leaves and debris from the gutters before commencing pressure cleaning. This prevents the debris from entering your stormwater pipes and potentially blocking them.
4 Divert contaminated water from entering drain system
Contaminated water is prevented from entering the drainage system by trapping it at the outlet onto the road. We create a bund with sandbags and use bilge pumps to pump the water back onto a grassed area. It is sometimes also necessary to temporarily disconnect downpipes, depending on how your stormwater system is laid out. Whatever is required we will follow all environmental guidelines to ensure no waterways are contaminated.
5 Pressure cleaning the roof
We use a 4000 psi, 21 litre a minute pressure cleaner to clean the roof. This is a top of the line industrial pressure cleaner. Anything less than this will simply not clean a roof properly. No chemicals are used in the cleaning process.
The initial wash is done with a 50cm rotary washer. Three passes are made over all the tiles to ensure they are completely clean. The next step is to use a lance with a turbo head. This puts out an extremely powerful blast of high pressure water. We use the turbo head to clean the valleys, flashings, pointed areas, barge caps and noses of the tiles. Special mention needs to be made of how important it is to clean the noses of the tiles separately with the turbo head. Very few companies will do this stage. If these noses are not fully cleaned the sealer / paint will not stick to them and within a few years the paint will peel off the noses. This is one of the most common failures we see every day.
The roof is then rinsed off with a lower pressure lance. The gutters are rinsed clean. This completes the cleaning of the roof.
From the ground we then commence the clean-up. Gutters, house exterior, windows, fences and anything else that requires washing down.
6 Leak repairs
Any leaks that have been reported to us will be repaired. Leaks can be caused by something as simple as a broken tile, broken pointing, or bedding to something more complex such as faulty tile clips, flashings, or the actual design of the roof itself. Whatever it is we will fix it permanently.
7 Replace broken tiles, barge caps and ridge caps
All broken or damaged tiles or caps are replaced.
8 Rebed caps (If required)
The ridge caps are held to the tiles by a mortar compound. After a period of time the mortar will break down, crack and fall away from under the caps. This can lead to leaks. Rebedding is usually not required as part of the restoration process and will depend on the age and condition of the roof.
Flexible pointing is applied over the top of the bedding to help keep the caps in place. After a period of time the pointing on the ridge caps will start to break down and crack. This can lead to leaks. As part of the restoration process we repoint all of the ridge caps with a high quality flexible pointing.
10 Painting the roof
Before painting of the roof commences, all solar panels, skylights, gables etc… are masked up to prevent overspray. Any adjoining roofs, vehicles, etc are covered by dropsheets to prevent overspray. Adjoining neighbours will be consulted if there is any risk of overspray to their property.
The coatings are applied by airless sprayer. One coat of sealer is applied. This helps seal the tile and acts as a gripper for the following coats of paint. Two thick coats of roof membrane are then applied. Areas, such as, barge caps, lead flashings, under flyover roofs are painted by hand. This prevents any overspray to the house itself.
